Land situated on Lake Pleasant Road in the County of Lunenburg and Province of Nova Scotia.

This 82 acre +/- parcel of land is bounded on the west end by crown lands and the nearby, West River, winding its way west to east, making its way to New Germany Lake and the LaHave River. As land owner, you have no obligations to improve your land though there many options to develop your land at your own timeline - for residential use, seasonal use, or simply to hold as an investment in Canadian land. There are no restrictive covenants in place. Park a travel trailer, build your dream log home, or a traditional timber frame home amongst the forest. The layout and location of this property provides you with ample privacy and space to enjoy your land.

Your land has approximately 50 meters of road frontage on the gravel surfaced Lake Pleasant Road, which is fairly well maintained and accessible year-round. There is a nice driveway already in place (pictured) that allows you excellent access within your land and to a future building site. From roadside, the land quickly widens and measures approximately 660 meters (2,165 feet) by 360 meters (1,180 feet), with an additional flag pole section at the southwesterly end measuring approximately 445 meters (1,460 feet) by 150 meters (490 feet).

Less than 1 kilometer (0.6 miles) north of your land is West Lake - a beautiful lake surrounded largely by crown land and access trails. This is a fantastic lake for canoeing, kayaking, boating, fishing, swimming, and to watch the waterfowl, songbirds and other wildlife.

Topography of your acreage is more or less level throughout and dry. A portion of the land has been cut but for the most part it is very nicely treed throughout in Softwood and Hardwood tree varieties - spruce, fir, pine, maple, poplar and beech. Mapping shows that there is a small brook or stream running through the land near the southwesterly end.

Several lakes and streams are closeby (Enoch Stillwater, Indian Lake, Central Lake, Lake Pleasant) and provide great fishing and recreation opportunities.

The community of New Germany is within easy reach of your land and offers basic amenities and services. A little farther away is the Town of Bridgewater, located on the south shore of Nova Scotia. In Bridgewater you will find all amenities including restaurants, parks and museums, hospital facilities, library, banking, professional services and shopping mall.

The City of Halifax (Capital City of Nova Scotia) and Halifax International Airport are also conveniently located from your property - a 1 ½ hour drive. Halifax Airport has international flights departing and arriving from across Canada, USA, London England, Frankfurt Germany, Glasgow Scotland.

DIRECTIONS:
Getting here is easy... From Halifax take Highway 103 south approximately 100 kilometers to Bridgewater. In Bridgewater take Exit 12, turning right on Highway 10 (North) for 23 kilometers to New Germany. In New Germany, turn left on the bridge over the LaHave River and onto Highway 208 and follow this road for 7 kilometers to Lake Pleasant Road on your right. Once you are on Lake Pleasant Road, it is 3.0 kilometers to your property’s northeasterly corner, another few hundred meters up the road you will see the bridge over West River with West Lake on your right.
