A very interesting rural woodland parcel located conveniently between Cleveland and Louisdale on Cape Breton Island, Nova Scotia. Cape Breton Island lies off the northeastern coast of Nova Scotia – 6,500 square kilometers of unspoiled natural beauty and elegance. Coastal vistas, wilderness trails, glorious beaches, and pastoral vignettes make Cape Breton one of the most intriguing spots in North America.

This property is split into northern (13.3 acres) and southern (12.5 acres) halves by a private use improved wood road – road front is measured at over 500 feet. Both sides of the property are readily accessible and can be improved, explored and enjoyed! Access to your property is very good, and with occasional plowing in winter can be year around. Topography of your land is level to gently sloping. As you drive to your land following the wood road from the west, the land slopes gently to a small brook crossing through into the southern end of your parcel. From the brook the land slopes gradually back up to the eastern boundary.

Your acreage has a nice mix of hardwood and softwood tree species - maple, birch, aspen, spruce, fir, pine among others. Aerial photography indicates a larger proportion of softwoods to the north as well as an interesting muskeg area which drains well. The south end of your land shows nice stands of mixed hardwood and softwood forests. The land has not been harvested for timber in many years.
There is plenty of wildlife in this undisturbed area. Deer, moose, upland birds and songbirds, rabbit, fox and predatory birds are common sightings on your land and in the area.

Getting here is easy. From the Canso Causeway onto Cape Breton Island, continue through the towns of Port Hastings and Port Hawkesbury to Cleveland via Route 4 (18 kilometers or 11 miles). From Cleveland and the MacLeods bridge over River Inhabitants, continue on Route 4 (direction Louisdale) through Kempt Road to the private wood road on your left which leads to your property (6.7 kilometers or 4.2 miles). Follow the wood road 1.2 kilometers or 0.75 miles to your land marked clearly at roadside.

The friendly community of Louisdale is just 10 minutes from your land where you’ll find delicious Cape Breton cuisine, grocery shopping, post office, bank, hardware store, gas, liquor store, church, schools and friendly maritime hospitality. The regional hospital is located just a short drive from Louisdale, 14 kilometers or 9 miles distant at Evanston.

The Atlantic coastline and superb beaches is closeby. Point Michaud Beach is just 30 minutes away. Fresh fish, lobster and crab can be purchased directly from the community fisherman wharfs.
