Located at the gateway of the Cabot Trail, arguably one of the most beautiful scenic drives in the world, is this surveyed 4.634 acre (1.875 hectare) parcel of land nestled on a gently sloping hillside 590 feet (180 meters) above sea level, overlooking the forested valley and hillsides.

From roadside, your land is nice and open, with trees that are roughly 6 feet to 10 feet in height (balsam fir, white spruce, maple) growing in well. Beyond the open lands (roughly 300 feet from roadside), the lot is beautifully forested (see pictures), in productive mature stands of mixed softwood and hardwood species. The mature hardwood forest along your southern boundary and open understory make for lovely walks through the property and a great spot to set up camp to enjoy your land.

Although electricity does not run along this portion of MacLean Road (it is currently 600 meters distant), one can utilize a gas or diesel generator for affordable power needs. Alternatively, solar and on-site wind power generation are viable options for power. And of course, extending the power up along MacLean Road is also an option worth considering.

Ownership to the land is freehold. There is no requirement to build or improve the land in any way – build whenever you are ready or leave the land as is. The location and features of this property make this a great investment in Canadian land that will undoubtedly increase in value. Annual property taxes are in the 150-CAD per year range. Only one other home is situated on the MacLean Road just 400 meters from your land.

From within your lot you have lovely views to the north of the hillside towards MacMillan Mountain (elevation 280 meters), Crowdis Mountain (elevation 358 meters). The area is amongst the best in the province for outdoor recreation: highland fishing; fly fishing the famous Margaree River; 4 wheeling; hiking; and nature observation. The autumn brings brilliant fiery reds, oranges and yellows to the forests where deer, moose, black bear, moose, partridge, coyote, hare and water-fowl hunting is permitted, though many residents and visitors prefer a scenic walk. In winter, the seemingly endless groomed trails and woodland trails open the winter beauty of the highlands for cross-country skiers and snowmobilers.

A short drive from your land is the Village of Baddeck – home of the famous Alexader Graham Bell National Historic Site of Canada, a lovely marina servicing all types of boats on Bras d’Or Lake, lovely restaurants serving locally caught lobster and seafood, gift shops, accommodations, health care facilities, school, golf course, well marked hiking trails and all other services. Nova Scotia’s best salmon fishing on the Margaree River is within thirty minutes reach!

Directions
From Halifax, Nova Scotia’s capital city, travel north on highway 102 to Truro, continuing north on highway 104 to Cape Breton Island. Once on Cape Breton continue north on highway 105 to the Red Barn at Buckwheat Corner marking the start/end point of the Cabot Trail. Turn left at the Red Barn and follow the Cabot Trail for 4.4 kilometers (4 minutes) to MacLean Road on your left.
