With 120+/- feet of frontage on the paved St. Sosime Road, providing year-round access, electric and phone service, this 92.8+/- acre woodland parcel with a diverse habitat of vegetation, trees, wildlife, and land features, will make an excellent location for vacation retreat, rural hunting camp or residence.
An old path into the land, once used for hauling out lumber, currently provides access into the land by foot. With some work, the existing wood road/path would make for a nice private driveway and access into the land. Follow the existing woods road into the land and you’ll notice the land is high and dry with a wide variety of tree species and vegetation on the parcel including cedars, spruce, fir, tamarack, pine, birch and maple.
Roughly 1000 feet into the parcel from roadside, and the land will begin a gentle slope downward to a bog (roughly 10 acres in size), which runs across the land at about 1,650 feet in from the road. This is a great area to spot wildlife including moose, songbirds and waterfowl. On the southerly side of the bog the land drains well and once again begins a gentle rise the remaining 2000+/- feet to the southerly boundary, which has been named locally as Birch Hill. Here you’ll find high rolling terrain and elevated views to the north. Although recently harvested for timber (largely birch and cedars), in a few years time, the trees will be growing in nicely.
Adjoining its southerly end, are tens of thousands of acres of neighboring crown lands! From St. Sosime Road, there are existing logging roads (illustrated on the attached aerial image) that can be travelled to reach the southerly end of your land.
The neighbouring crown lands provides the property owner with easy access and incredible opportunity to travel endless wilderness trails and roadways, explore surrounding woodlands, wetlands and lakes, streams and rivers for wildlife and nature. For the adventurous fisherman, there are numerous backroads lakes, streams, rivers just waiting to be fished.
Getting here from the city of Moncton, New Brunswick is very convenient. Moncton has an international airport and is one of the fastest growing urban areas in the region. From the TransCanada HWY at Moncton (HWY 2), take exit # 450 at Magnetic Hill continuing on Route 126 north to Adamsville, 40 kilometres distant. Left off of Route 126 onto St. Sosime Road at Adamsville to this land on your left hand side, 6.8 kilometres from the turn-off. Total travel time from Moncton is approximately 45 minutes.
