This lightly settled area is surrounded by beautiful open farmland, woodland and residential homes. Access is directly off of Highway 16 to Copp Loop Road and from there into your land. You have approximately 100 meters (328 feet) of direct road frontage. Average depth of the land is approximately 1210 meters (3970 feet), and width measures approximately 145 meters (475 feet)

The land is partially fenced with a gate at roadside to protect the use of a road that follows the entire length of the southerly property boundary. The road is in very good condition, and can be traveled by car. An underground pipeline and pipeline easement follows the southerly property boundary (additional details available upon request). The pipeline easement can be traveled by vehicle and farm machinery and does not limit use of the land.

The land here is more or less level to gently rolling with the majority being high and dry. Over the open portions of the land you have wonderful clear, uninterrupted views over your land and will surely see crossing wildlife from time to time. The area is rich with wildlife from deer, moose, rabbit, birds and waterfowl.

At the front end of the parcel, (roadside) the parcel is more or less open throughout, with just a few small trees starting to come up along the parcel's northerly side. As you approach the back end of the parcel, the trees along the parcel's northerly side mature and you'll find a forest of large spruce, fir, juniper, pine, birch, poplar and maple trees.

A nearby New Brunswick Trail (Trans Canada Trail) is easily accessed and offers scenic walking and bicycling adventures along the Tormentine Peninsula. You can take the Trail into the Village of Port Elgin, and from there, follow the Trail east to wide sandy beaches at Cape Tormentine, offering incredible views of the Confederation Bridge. The trail is ideal for snowshoeing, cross-country skiing and snowmobiling in winter months.

You are only minutes from the ocean and lovely coastal scenery and wide sandy beaches on Baie Verte – Excellent for clam digging, swimming and water sport. Sackville is within a ½ hour drive southwest with all amenities, hospital, school, university, cultural and natural attractions, accommodations, shopping and restaurants. 14 miles east is Cape Tormentine and the Confederation Bridge to Prince Edward Island. Warm ocean water and some of the nicest sandy beaches on the east coast are just a short drive away at Shediac, home of parlee beach and reputed to be the lobster capital of the world!

This is a great parcel for a residence, vacation home, recreation, farming, christmas trees, hunting, and to hold as investment.
